What the job involves

We pull each register and return grille off the wall, floor or ceiling and wash the metal down so the louvers are clear instead of packed. Then we vacuum the boot behind it, which is the sheet metal box the grille bolts to and the spot where dust settles heaviest on slab homes. Floor registers in older construction collect everything that gets swept toward them, so those take the longest. We put covers back square, snug the screws and wipe the ceiling ring so you are not left with a smudge.

What we check while we are in there

With the grille off we can see things that stay hidden the rest of the year. We look for rust or standing moisture in the boot, gaps where the duct meets the floor or ceiling, insulation that has slumped away from the connection, and flex duct that has been crushed behind a wall. We confirm the return filter is the right size for its slot and seated so air is not slipping around the edge. If a register is warped or the damper blade is stuck, we will say so and can swap the cover.

How we decide it is the right call

Register cleaning is the right first step when the dust and staining are at the face of the vent and the rest of the system runs fine. If you are seeing debris deep in the trunk line, or the musty smell is strongest right at the air handler, that points to the coil or the duct interior instead and we will tell you that rather than sell you a cover wash. We also check static pressure and airflow at a few rooms first, because a blocked register and an undersized return feel identical from the hallway.

How often do registers need cleaning near the coast?

Will cleaning my registers fix a dusty house?

It helps if the grilles were visibly loaded, but house dust usually has more than one source. A leaking return, a poor filter fit or a dirty blower wheel all contribute, and we check those the same visit.

Do you clean ceiling returns in condos?

Yes. Large ceiling return grilles in older condo buildings collect a lot, and they are often the only return in the unit. We drop them, wash them, vacuum the opening and check the filter slot behind.
