Mini-Split Repair — Book a Visit Today

We repair ductless mini-splits and multi-zone systems across Florida and Georgia, and the fastest next step is to tell us which head is acting up and what the indicator light is doing. Most calls come down to a few families of failure: a clogged blower wheel or dirty coil inside the head, a condensate drain that has backed up and shut the unit down, low refrigerant charge at a flare connection, a failed outdoor fan motor or capacitor, or a communication fault between the outdoor inverter board and one indoor head. A visit starts with your description, then we read the error code, check airflow and drainage, and measure pressures and electrical values. You get the cause in plain words before any repair happens. Call us and we will book a look.

The mini-split symptoms we hear most

  • One head blows warm while the others cool fine Zone valve, line set or indoor board fault on that single head
  • Water dripping down the wall under the indoor unit Blocked condensate drain or a failed condensate pump
  • The head is blinking a light and will not run Stored error code from a sensor, board or communication fault
  • Musty smell every time the unit starts Biological growth on the evaporator coil and blower wheel
  • Outdoor unit runs but nothing feels cold indoors Low refrigerant charge, failed outdoor fan motor or compressor trouble

Search for it as mini-split repair or ductless AC repair and you land in the same place: one visit, one written quote.

Safe things to check first

Worth a look before you call — sometimes it saves you the visit.

  • 1 Point the remote at the head and confirm it is set to cool, not fan or dry, and swap in fresh batteries.
  • 2 Pop the front cover on the indoor head and check whether the mesh filters are grey with dust, then rinse or replace them.
  • 3 Find the breaker or disconnect that feeds the mini-split and see whether it has tripped.
  • 4 Walk out to the outdoor unit and clear leaves, mulch, vines and stored items back at least two feet on all sides.

Mini-Split Repair — quick answers

Is mini-split repair different from regular air conditioning repair?

The diagnosis is different. Mini-splits use inverter compressors and control boards that store error codes, so we read those codes first instead of guessing. The refrigerant and electrical work is similar, but parts are brand specific and often need ordering.

Why is only one zone of my multi-zone system failing?

Each indoor head has its own coil, blower, sensors and control wiring, plus a branch of refrigerant piping. A single head can fail from a dirty blower wheel, a bad thermistor, a communication wire problem or a restricted branch while the rest keep working.

My mini-split is leaking water inside. Should I turn it off?

Yes, shut it off at the remote and at the breaker, then put a towel or pan under it and call us for air conditioner repair. The drain line runs downhill through the wall and a clog sends water back into the room.

Can a mini-split be repaired or does it need replacing?

Most calls are repairs: drains, blower motors, capacitors, fan motors, sensors and leaking flare fittings. Replacement enters the conversation when the compressor or inverter board has failed on an older system and parts are no longer produced.

Does a mini-split handle heating too?

Almost all of them are heat pumps, so the same system handles heating repair season. Common cold weather complaints are weak heat output, a unit stuck in defrost, or ice building on the outdoor coil. We diagnose heating and cooling on the same visit.

How often should mini-split heads be cleaned?

In humid coastal and southern climates, once a year at minimum. The blower wheel and coil collect dust and biological growth, which cuts airflow and creates that musty smell. A proper cleaning goes well beyond rinsing the mesh filters.

How it works

  1. Step 1

    Tell us the symptom

Call or fill out the quote form and describe what changed. Warm air, short cycling, a clicking outdoor unit, water on the floor. Details help us load the right parts before we drive out.

  2. Step 2

    We diagnose on site

A technician checks the thermostat, airflow, electrical side, refrigerant behavior, and the coil. Coils foul fast in coastal air, so we look there early. You get the finding in plain language before work starts.

  3. Step 3

    Repair and verify

We make the repair, then run the system and watch it. Supply temperature, drain flow, amp draw, and how the house actually feels. If the fix needs a follow-up part, we tell you that day.

Why homeowners call us

  • Humidity gets equal weightCold air alone is not comfort. On slab homes and older condos, a system can hit temperature and still leave the rooms clammy. We look at run time, airflow, and drainage so the house dries out instead of just chilling.
  • Coastal wear is expectedSalt air chews condenser fins and contactors. We check for corrosion, weak capacitors, and fouled coils as part of the diagnosis, because in this region those are causes rather than afterthoughts.
  • Heat gets attention tooFurnace repair, heat pump reversing valve trouble, and heat strip failures all come through in the cooler months. Georgia homes lean on heat harder than Florida homes, and we service both ends of the region.
  • No mystery invoicesYou hear what failed, what it takes to fix, and what we found nearby that may fail next. If a repair does not make sense on an old system, we say so instead of stacking parts on it.
  • All major brands, gas & electricCarrier, Trane, Lennox, Goodman, Rheem, York and more, as an independent company.
  • Straight answersIf a system is not worth repairing, we say so, often right on the phone.
