Zoning Controls

We install and repair zoning controls, the dampers, zone panels and thermostats that let one air conditioning system hold different temperatures in different parts of a house. Homeowners call us when the upstairs bedrooms run warm while the living room is cold, or when a converted room never gets enough air. If that describes your house, call us and we will look at your ductwork and equipment before recommending anything. Zoning only works when the duct system can handle it, so the visit starts with measurements, not a sales pitch.

What the job involves

Zoning splits your duct system into two or more areas, each with its own thermostat and its own motorized damper. A zone panel sits between those thermostats and your air handler, deciding which dampers open and when the blower runs. On a retrofit we open ceilings or attic runs to place dampers in the right trunk lines, mount the panel near the air handler, and pull low voltage wire to each thermostat. Then we set airflow so no zone gets starved when the others close.

What we check and install

Before touching anything we check static pressure, blower capability, return air sizing and the condition of the existing duct runs. Humid coastal air makes leaky ducts worse, so we look for loose boots and crushed flex first. If the system is a single stage unit with no bypass strategy, we say so. When zoning makes sense we install the panel, dampers, thermostats and any needed bypass or barometric relief, then verify temperature split and airflow in every room on every zone.

How we decide it is the right call

Zoning is the right call when rooms differ by several degrees for structural reasons, such as a second floor, a west facing wall of glass, or an addition on a slab with a long duct run. It is the wrong call when the real problem is a return that is too small, a blocked filter, or ducts leaking into the attic. We measure first. Fixing the duct problem is often cheaper and gives better humidity control than adding dampers to a struggling system.

Zoning Controls — quick answers

Can zoning be added to my existing AC system?

Often yes, if the ductwork has separate trunk lines we can damper and the blower can handle reduced airflow. We measure static pressure first. Some systems need duct changes before zoning will work properly.

Will zoning help with humidity?

It can, if closing zones lets the system run longer at lower airflow. It can also hurt humidity control if airflow gets restricted and the coil runs too cold. Setup matters more than the equipment.

How many thermostats will I have?

One per zone. Most houses we zone end up with two or three. Each thermostat controls its own dampers, and we walk you through the settings before we leave.

How it works

  1. Step 1

    Tell us the symptom

Call or fill out the quote form and describe what changed. Warm air, short cycling, a clicking outdoor unit, water on the floor. Details help us load the right parts before we drive out.

  2. Step 2

    We diagnose on site

A technician checks the thermostat, airflow, electrical side, refrigerant behavior, and the coil. Coils foul fast in coastal air, so we look there early. You get the finding in plain language before work starts.

  3. Step 3

    Repair and verify

We make the repair, then run the system and watch it. Supply temperature, drain flow, amp draw, and how the house actually feels. If the fix needs a follow-up part, we tell you that day.

Why homeowners call us

  • Humidity gets equal weightCold air alone is not comfort. On slab homes and older condos, a system can hit temperature and still leave the rooms clammy. We look at run time, airflow, and drainage so the house dries out instead of just chilling.
  • Coastal wear is expectedSalt air chews condenser fins and contactors. We check for corrosion, weak capacitors, and fouled coils as part of the diagnosis, because in this region those are causes rather than afterthoughts.
  • Heat gets attention tooFurnace repair, heat pump reversing valve trouble, and heat strip failures all come through in the cooler months. Georgia homes lean on heat harder than Florida homes, and we service both ends of the region.
  • No mystery invoicesYou hear what failed, what it takes to fix, and what we found nearby that may fail next. If a repair does not make sense on an old system, we say so instead of stacking parts on it.
  • All major brands, gas & electricCarrier, Trane, Lennox, Goodman, Rheem, York and more, as an independent company.
  • Straight answersIf a system is not worth repairing, we say so, often right on the phone.
