Ductless Mini-Split Repair

We repair ductless mini-split systems for homeowners across Florida and Georgia, from a head unit that blows warm to an outdoor condenser that trips a breaker or an indoor cassette dripping water down the wall. If your mini-split is short cycling, flashing an error code, running loud, or leaving one room humid while the rest of the house is fine, call us and describe what the unit is doing. We will book a visit, bring common parts, and tell you what we find before any work starts.

What a ductless mini-split repair involves

A mini-split repair starts with the symptom and the error code. We read the blink pattern or display code at the indoor head, then check the outdoor unit for what the code points to. Most calls come down to a few things: a blocked condensate line, a fouled indoor coil, a failed fan motor, a control board, or a refrigerant charge problem in the line set. We work on the system you have, in place, and we tell you what we are replacing and why before we do it.

What we check on the visit

We pull and wash or replace the indoor filters, inspect the blower wheel and evaporator coil for the biofilm that builds up in humid coastal air, and clear the condensate drain and pump. Outside, we check the condenser coil for salt and yard debris, test the fan motor and capacitor, and verify the line set insulation is intact. Then we check electrical connections, the communication wiring between head and condenser, and system pressures. Refrigerant and high-voltage work stays with us, never a homeowner.

How we decide repair is the right call

We look at the age of the system, what failed, and whether the rest of it is sound. A drain clog, a capacitor, a fan motor or a control board on a mini-split that is otherwise cooling well is a straightforward repair. A compressor failure or a leaking coil on an older multi-zone system is a different conversation, and we will lay out both paths with what each involves. Before you call, you can check the remote batteries and settings, the breaker, and clear leaves from the outdoor unit.

Ductless Mini-Split Repair — quick answers

Why is my mini-split head unit dripping water on the wall?

Almost always a blocked condensate drain or a failed condensate pump. Humid air keeps the coil wet, and algae builds in the line. We clear the drain, flush it, and check the head is pitched correctly.

My mini-split is flashing a code. What does that mean?

Each manufacturer uses its own codes, and they point to a sensor, communication fault, pressure problem, or fan issue. Write down the blink pattern or display text when you call so we can arrive with the likely part.

One zone works and another does not. Is that one repair?

Often yes. On a multi-zone system, a single head can fail on its fan motor, control board, or zone valve while the others run fine. We test each head and the shared outdoor unit to find where it stops.

How it works

  1. Step 1

    Tell us the symptom

Call or fill out the quote form and describe what changed. Warm air, short cycling, a clicking outdoor unit, water on the floor. Details help us load the right parts before we drive out.

  2. Step 2

    We diagnose on site

A technician checks the thermostat, airflow, electrical side, refrigerant behavior, and the coil. Coils foul fast in coastal air, so we look there early. You get the finding in plain language before work starts.

  3. Step 3

    Repair and verify

We make the repair, then run the system and watch it. Supply temperature, drain flow, amp draw, and how the house actually feels. If the fix needs a follow-up part, we tell you that day.

Why homeowners call us

  • Humidity gets equal weightCold air alone is not comfort. On slab homes and older condos, a system can hit temperature and still leave the rooms clammy. We look at run time, airflow, and drainage so the house dries out instead of just chilling.
  • Coastal wear is expectedSalt air chews condenser fins and contactors. We check for corrosion, weak capacitors, and fouled coils as part of the diagnosis, because in this region those are causes rather than afterthoughts.
  • Heat gets attention tooFurnace repair, heat pump reversing valve trouble, and heat strip failures all come through in the cooler months. Georgia homes lean on heat harder than Florida homes, and we service both ends of the region.
  • No mystery invoicesYou hear what failed, what it takes to fix, and what we found nearby that may fail next. If a repair does not make sense on an old system, we say so instead of stacking parts on it.
  • All major brands, gas & electricCarrier, Trane, Lennox, Goodman, Rheem, York and more, as an independent company.
  • Straight answersIf a system is not worth repairing, we say so, often right on the phone.
