What a duct leak diagnosis involves
We start inside the house, reading temperatures at the supply registers and comparing them to what the equipment is actually delivering. Then we move to the duct runs themselves, in attics, crawlspaces and the tight chases common in older condos. Depending on the system we may pressurize the ducts and measure how much air is lost, or use static pressure readings to tell a leak apart from a crushed or undersized run. You get the numbers and the location, not a guess.
What we check and where leaks hide
Most leaks show up at connections rather than in the middle of a duct. We check plenum joints, boot-to-floor and boot-to-ceiling seals, takeoff collars, flex duct clamps, and any old tape that has dried and let go. We also look at insulation that has slumped away, because a bare duct in a hot attic sweats and drips even when it is not leaking air. Return leaks matter most in humid climates, since a loose return pulls damp attic air straight into the system.
How we decide testing is the right call
Duct testing makes sense when the equipment checks out but the house still will not hold temperature or humidity. If refrigerant charge, airflow at the blower and the coil condition all look reasonable, the loss is usually happening between the equipment and the rooms. We also recommend it before replacing a system, so a new unit is not connected to ducts that waste part of its capacity. If the real problem is a failing blower or a fouled coil, we say so and skip the test.

How do I know if my ducts are leaking or my AC is just weak?
Weak equipment usually cools every room poorly and evenly. Duct leaks tend to create one hot room, long run times and dusty registers. Testing separates the two so you are not paying to fix the wrong part.
Can you find a leak without tearing into walls or ceilings?
Usually yes. Most leakage sits at accessible joints in attics, crawlspaces and closets. We only recommend opening finished surfaces when the readings point to a hidden run and there is no other way to reach it.
Does duct leakage affect humidity in the house?
It can, strongly. A leaking return pulls hot, damp air from attics and crawlspaces into the system, so the AC fights moisture it should never see and the house stays clammy even at setpoint.
How it works
- Step 1
Tell us the symptom
Call or fill out the quote form and describe what changed. Warm air, short cycling, a clicking outdoor unit, water on the floor. Details help us load the right parts before we drive out.
- Step 2
We diagnose on site
A technician checks the thermostat, airflow, electrical side, refrigerant behavior, and the coil. Coils foul fast in coastal air, so we look there early. You get the finding in plain language before work starts.
- Step 3
Repair and verify
We make the repair, then run the system and watch it. Supply temperature, drain flow, amp draw, and how the house actually feels. If the fix needs a follow-up part, we tell you that day.

Why homeowners call us
- Humidity gets equal weightCold air alone is not comfort. On slab homes and older condos, a system can hit temperature and still leave the rooms clammy. We look at run time, airflow, and drainage so the house dries out instead of just chilling.
- Coastal wear is expectedSalt air chews condenser fins and contactors. We check for corrosion, weak capacitors, and fouled coils as part of the diagnosis, because in this region those are causes rather than afterthoughts.
- Heat gets attention tooFurnace repair, heat pump reversing valve trouble, and heat strip failures all come through in the cooler months. Georgia homes lean on heat harder than Florida homes, and we service both ends of the region.
- No mystery invoicesYou hear what failed, what it takes to fix, and what we found nearby that may fail next. If a repair does not make sense on an old system, we say so instead of stacking parts on it.
- All major brands, gas & electricCarrier, Trane, Lennox, Goodman, Rheem, York and more, as an independent company.
- Straight answersIf a system is not worth repairing, we say so, often right on the phone.
