What the job involves
A whole-home dehumidifier gets tied into your duct system, usually as a bypass off the return or as a standalone unit with its own short duct runs. We find a spot with room for service access, run a condensate line to a drain or pump, wire in a humidistat control, and set the target humidity. On slab homes with tight mechanical closets that placement takes some thought, so we walk the space with you before anything gets cut. Most installs are a single day of work.
What we check before and during install
We start with actual readings: indoor humidity, temperature split across the coil, and how long the AC runs per cycle. Then we look at duct sizing, return air, and whether the existing coil is fouled, because a dirty coil near the coast loses dehumidification fast. We check for open crawlspaces, leaky return ducts pulling humid attic air, and blocked condensate drains. After install we verify drainage, confirm the humidistat is controlling, and recheck humidity once the house has settled.
How we decide it is the right call
Sometimes the answer is not a dehumidifier. An oversized AC that satisfies the thermostat in eight minutes will leave a house damp, and correcting airflow or fan speed can fix that for less work. Sealed return ducts and a clean coil solve plenty of clammy houses too. If humidity still sits above roughly sixty percent after those corrections, or the home has a load that outruns the AC, a dedicated dehumidifier earns its keep. We will tell you which one you are dealing with.

Will running my AC colder do the same thing?
No. Lowering the thermostat makes the house cold and still damp, and short cycles remove less moisture. A dehumidifier controls humidity independently, so you can hold a higher, more comfortable temperature.
Does it need its own drain?
Yes. The unit produces condensate continuously while running, so it needs a gravity drain or a condensate pump. We route it during install and check for standing water and clogs on service visits.
How much maintenance does it need?
Its filter needs checking on the same schedule as your system filter, and the drain line needs to stay clear. We inspect the coil, control settings, and drainage when we service the rest of the HVAC equipment.
How it works
- Step 1
Tell us the symptom
Call or fill out the quote form and describe what changed. Warm air, short cycling, a clicking outdoor unit, water on the floor. Details help us load the right parts before we drive out.
- Step 2
We diagnose on site
A technician checks the thermostat, airflow, electrical side, refrigerant behavior, and the coil. Coils foul fast in coastal air, so we look there early. You get the finding in plain language before work starts.
- Step 3
Repair and verify
We make the repair, then run the system and watch it. Supply temperature, drain flow, amp draw, and how the house actually feels. If the fix needs a follow-up part, we tell you that day.

Why homeowners call us
- Humidity gets equal weightCold air alone is not comfort. On slab homes and older condos, a system can hit temperature and still leave the rooms clammy. We look at run time, airflow, and drainage so the house dries out instead of just chilling.
- Coastal wear is expectedSalt air chews condenser fins and contactors. We check for corrosion, weak capacitors, and fouled coils as part of the diagnosis, because in this region those are causes rather than afterthoughts.
- Heat gets attention tooFurnace repair, heat pump reversing valve trouble, and heat strip failures all come through in the cooler months. Georgia homes lean on heat harder than Florida homes, and we service both ends of the region.
- No mystery invoicesYou hear what failed, what it takes to fix, and what we found nearby that may fail next. If a repair does not make sense on an old system, we say so instead of stacking parts on it.
- All major brands, gas & electricCarrier, Trane, Lennox, Goodman, Rheem, York and more, as an independent company.
- Straight answersIf a system is not worth repairing, we say so, often right on the phone.
